Full tear-off or removal, all materials in scope, labor, dump fees, magnetic sweep, warranty registration, permit pulling. No surprise change orders. If we find something unexpected once the old material comes off (rotted decking, wall rot behind siding), we text you photos and a firm price before we replace it — never after.
★ What’s NOT Included (Scope Boundaries)
Estimates don’t include: structural repairs (rotted rafters, damaged trusses), interior repairs from prior leaks, asbestos abatement on pre-1980 layered roofs (rare in Delaware), or unrelated exterior work (painting, landscaping). We’ll flag any of these before we ever start so nothing’s a surprise.
