- Home size + roof area: Roof area is roughly 1.2–1.4× your home’s living square footage. A 2,000 sq ft home has ~2,500 sq ft of roof. Every extra 500 sq ft of roof area adds ~$2,500–$4,500.
- Pitch (steepness): Anything above 8/12 (steep) is a safety issue and costs more in labor. Walkable pitches (4/12–7/12) are the baseline.
- Complexity: Multi-gable roofs with dormers, valleys, and hips add labor hours, flashing, and cut waste. A simple gable is cheapest; a cut-up Hockessin custom-build costs 20–35% more.
- Decking condition: 0–3 sheets of decking repair is normal ($65–$95 per sheet installed). Homes with long-term leaks may need 10+ sheets.
- Shingle line: Timberline HDZ (standard) is $4.50–$5.50/sq ft installed. UHDZ, Designer, impact-rated lines run higher. Your choice moves the total by thousands.
- Ventilation upgrades: If existing ridge vent is missing or inadequate, proper ventilation install adds $400–$900 — but extends shingle life by 20–40%.
- Flashing work: Chimney reflashing ($450–$1,100), skylight reflashing ($275–$650 each), step flashing replacement ($8–$14/linear ft) are scope-dependent.
- Historic district: Wilmington, Old New Castle, Old Dover, Smyrna, Milford historic districts may require commission review, slower turnaround, and sometimes premium color/material specs.
