Delaware Roofing Pricing.
Full Matrix. No Guessing.

Most Delaware asphalt shingle roofs land $10,000–$20,000. Bigger homes, complex rooflines, designer shingles, and decking repair move the number. This page shows the full matrix. It’s a ballpark guide — your real number comes from an on-site inspection.

These Are Ballpark Ranges — Not Quotes.

Every home is different. Roof complexity, decking condition, exact linear footage, siding profile, material choice, historic-district requirements, access challenges — every single one moves the number. Use these ranges to ground your budget and compare quotes. For your specific number, we come out free, walk the job, and write one honest estimate.

How to read the tables below: “Standard” = simple gable or hip roof with 1 layer to tear off. “Complex” = multi-gable, dormers, valleys, steep pitch, or 2+ layers. Most Delaware homes are standard. Luxury Hockessin / Greenville custom-builds lean complex.

Roof Replacement by Home Size

All-in install: full tear-off + GAF Timberline HDZ architectural shingles + synthetic underlayment + ice-and-water shield at eaves/valleys + drip edge + ridge vent + magnetic sweep + permit. Decking repair priced separately if needed.

★ Most-Common Spec for Delaware Homes

About 75% of our installs are GAF Timberline HDZ in Charcoal or Weathered Wood on a 1,800–2,400 sq ft home with a simple gable roof. Typical all-in: $12,000–$18,000. That’s the realistic anchor. Anything much cheaper usually cuts material or scope; anything much higher is either a bigger home, complex roofline, or a designer shingle upgrade.

Pricing by Shingle Material

Per-square-foot installed pricing across the GAF lineup. A “square” in roofing is 100 sq ft. 3-tab is rarely worth it — short lifespan and 60 mph wind rating eat the savings inside 8 years vs. HDZ (130 mph, 50-year warranty).

★ What Moves Your Specific Roof Number

The range above lands you in the right ballpark. Your actual estimate depends on:

  • Home size + roof area: Roof area is roughly 1.2–1.4× your home’s living square footage. A 2,000 sq ft home has ~2,500 sq ft of roof. Every extra 500 sq ft of roof area adds ~$2,500–$4,500.
  • Pitch (steepness): Anything above 8/12 (steep) is a safety issue and costs more in labor. Walkable pitches (4/12–7/12) are the baseline.
  • Complexity: Multi-gable roofs with dormers, valleys, and hips add labor hours, flashing, and cut waste. A simple gable is cheapest; a cut-up Hockessin custom-build costs 20–35% more.
  • Decking condition: 0–3 sheets of decking repair is normal ($65–$95 per sheet installed). Homes with long-term leaks may need 10+ sheets.
  • Shingle line: Timberline HDZ (standard) is $4.50–$5.50/sq ft installed. UHDZ, Designer, impact-rated lines run higher. Your choice moves the total by thousands.
  • Ventilation upgrades: If existing ridge vent is missing or inadequate, proper ventilation install adds $400–$900 — but extends shingle life by 20–40%.
  • Flashing work: Chimney reflashing ($450–$1,100), skylight reflashing ($275–$650 each), step flashing replacement ($8–$14/linear ft) are scope-dependent.
  • Historic district: Wilmington, Old New Castle, Old Dover, Smyrna, Milford historic districts may require commission review, slower turnaround, and sometimes premium color/material specs.

Bottom line: the only way to get your real number is an on-site inspection. That’s free. No pressure, no follow-up spam.

Common Roofing Pricing Questions

Most asphalt shingle roof replacements in Delaware fall between $10,000 and $20,000 for a typical single-family home (1,800–2,500 sq ft, simple gable). Larger homes, steeper pitches, multi-gable complexity, and premium shingle lines push to $25,000–$50,000+. The matrix above is the right ballpark. Your specific number depends on the roof itself.

Three main reasons. (1) Shingle line — a 3-tab shingle costs half as much as a GAF Designer line. (2) What’s included — some quotes skip ice-and-water shield, reuse old vents, or hide decking repair as change orders. (3) Company overhead — franchises with commissioned sales reps quote 20–35% above an honest local roofer because their model bakes that overhead in. Always compare line items, not just totals.

On a $15,000 Delaware roof: shingles and underlayment ~35%, labor ~35%, decking/flashing/vents ~10%, dump fees and removal ~5%, overhead and profit ~15%. Materials have risen ~40% since 2020 — good contractors absorb some of that, but cheap quotes usually mean cheap materials.

Yes — Diamond State pulls the permit and includes the fee in the quote. Delaware permits typically run $75–$225 depending on jurisdiction (Wilmington $150–$225, Kent County $75–$175, New Castle County Land Use $150–$225). You never have to visit an office.

We text you photos and a firm price (~$75 per 4×8 sheet installed) before we replace anything. Most Delaware roofs need 0–3 sheets of decking repair. You approve each item. No surprise change orders.

Yes. Financing is available through multiple lenders — 12-month no-interest promos up to 10-year fixed-rate plans, depending on your credit. Most approvals take under 30 minutes at the estimate appointment.

Technically yes, by about 15–20%. We don’t recommend it. Layovers hide decking damage, reduce shingle life (second layer runs 15–20% hotter), void most manufacturer warranties, and make the next replacement twice as expensive. Delaware code allows up to 2 layers — if you already have 2, next roof must be full tear-off anyway.

Minor repairs (a few lifted shingles, one flashing, pipe-boot reseal): $350–$900. Medium repairs (storm damage to a section, one or two valleys): $900–$2,500. Anything over $4,000 is worth comparing against a partial replacement. We’ll tell you straight which makes sense.
